Great Residential Agents Aren’t Automatically Commercial Experts

Every year, I see more residential agents venture into commercial real estate. On the surface, it makes sense.

“If I can sell a $10 million luxury home, why can’t I sell a $10 million commercial property?”

The answer is simple: they are completely different businesses.

It can be tempting to take the deal. We all want the commission, and the bigger the transaction, the bigger the paycheck. How hard can it be? What could possibly go wrong?

Those are the wrong questions.

The better question is: Am I the most qualified person to guide my client through this transaction?

Relationships matter in real estate. Trust matters even more. It is the foundation of nearly every high-net-worth transaction, whether residential or commercial. But part of earning that trust is recognizing when your client needs expertise outside your own.

Sometimes the greatest value you can provide isn’t closing the transaction yourself. It’s connecting your client with someone who specializes in commercial real estate.

Think About What is at Stake.

What happens if the commercial investment doesn’t perform the way your client expected? What if they purchase a building that doesn’t support their business, discover zoning restrictions after the fact, encounter unexpected capital improvements, or learn that the property can’t be financed the way they assumed?

Five years from now, what will they remember?

They can remember the residential agent who introduced them to an experienced commercial broker who understood their objectives, anticipated potential problems, planned for future growth, and helped them make a sound real estate decision.

Or they can remember the agent who tried to do it all.

I learned the value of this philosophy firsthand with one of my favorite commercial real estate clients.

When we first met, he wanted to purchase one of my company’s commercial listings. Rather than represent both sides of the transaction, I gave him the names of three experienced commercial buyer brokers who could represent his interests exclusively.

He looked at me like I had grown a third eye.

“You’re giving away the commission?”

No.

I was investing in something far more valuable: his trust.

Years later, we continue to purchase commercial investments together because he knows my advice isn’t driven by the next commission. It’s driven by what I believe is best for him.

Commercial Real Estate Isn’t Just Bigger Residential Real Estate

Commercial real estate is an entirely different profession with a different transaction path, vocabulary, financing structure, due diligence process, and risk profile. Great residential agents have tremendous expertise. So do great commercial brokers. But those skill sets are not interchangeable.

I regularly refer my commercial clients to trusted residential agents because they specialize in something I don’t: residential real estate. I don’t view that referral as giving away business. I view it as taking care of my client—and smart business.

The same principle should work in reverse.

Even when a business owner is simply purchasing a building for their own company, questions arise that rarely exist in a residential transaction:

  • Can the buyer qualify for commercial financing?
  • Is the property properly zoned for the intended use?
  • Does the building support the company’s operational needs today—and five or ten years from now?
  • What due diligence is unique to this property type?
  • Are parking, accessibility, loading, power, and truck circulation adequate?
  • Will the signage and visibility support the business?
  • Can the location help the company recruit and retain employees?
  • What future development is planned around the property?
  • Are there environmental, title, easement, or use restrictions that could affect the buyer?
  • If it is an investment property, what do the leases, tenant financials, operating expenses, and rent roll tell us?
  • Will the real estate support the company’s growth—or eventually limit it?

These aren’t minor details. They can determine whether a commercial purchase becomes a strategic business decision or an expensive lesson.

The wrong location, building, financing structure, or timing can have consequences that extend far beyond the real estate itself.

Sometimes the Best Deal Is the Referral

The best real estate professionals know where their expertise ends and another professional’s begins. Referring a client to a commercial specialist doesn’t diminish your value. It demonstrates it.

You become the trusted advisor who knew exactly whom to bring to the table. You protect your client, strengthen the relationship, and often create an opportunity to work together again.

And remember, a referral doesn’t have to mean walking away from the transaction. A good commercial broker can work collaboratively with the referring residential agent while providing the specialized knowledge the client needs.

At the end of the day, clients won’t remember how much commission you made on their transaction. They’ll remember whether you helped them make the right decision.
