A good CRE investment property can provide a steady income stream and offer numerous tax benefits. Before making a CRE investment, it is important to nail down specific goals and expectations that align with your temperament and long-term plans.
Determine what you hope to achieve from a CRE investment
Many commercial real estate investors are business owners looking for more flexibility and control over their business space; some are looking to invest in a passion project to lease out, foreign investors are looking for an add-value property, while others want to expand their portfolio with an in-demand commercial property. Before investors start clicking through endless property listings, it is important to narrow down the purpose and expectations of the investment.

The process is complex and an experienced buyer rep can help evaluate potential investment properties, assess an investor’s goals and risk tolerance and provide valuable market insights and knowledge. A seasoned buyer rep will also help you streamline the following four steps.
- Determine the investment goals: Prior to looking for properties, it is important to identify the overarching investment goals. What’s more attractive, a long-term hold or a short-term flip? Is it a steady income stream or a high return on investment? By understanding the goals, it’s easier to narrow down the search to properties that fit your investment strategy.
- Assess risk tolerance: Every investment involves some degree of risk. It is crucial to understand risk tolerance and find a property that supports the investor’s comfort level. If a low-risk investment is preferable, the investor may want to focus on properties that have a stable income stream, such as a long-term lease with a creditworthy tenant.
