The Palo Verde Heights Unit 1 is zoned R-1 (Section 16-4-04) and ground up housing is allowed. The R-1 minimum lot size is 7,000 sf (70 feet by 100 feet) – existing platted lots may be existing non-conformities.

Setbacks are: 

• Front: 20 feet 
• Side Corner: 20 feet 
• Sides interior: 6 feet and 10 feet
• Rear: 20 feet 
• Maximum height: 30 feet 

Encroachments: 

·      Open steps and decks may extend into Front Yard up to 5 feet and Side Yard not closer than 3 feet from the property line.

·      Covered patios, decks, porchese or carports are not permitted in any setback.

·      Roof projections into Side Yard cannot be within 3 feet of the property line.

Parking:: 

·      Must provide at least 2 parking spaces per lot. No parking allowed in the front setback unless paved.
